Built over 4 floors and split into a North and South section.
The project was awarded on the basis that there would be two main contractors one doing shell and core and the other completing the formation and fit out of the apartments, the contract further detailed a limited period where the fit out contractor would work under the S&C contractor while they completed their works.
However as, the S&C contractor fell behind programme, this resulted in the envelope contractor being incomplete when we had to commence our fit out contract at which point we took over the role of principal contractor.
To overcome this issue all of the envelope contractor’s trades people had to be placed under our HSE processes and procedures, with our management reviewing their RAMS, providing inductions and supervising the works, as this became more intense we had to employ additional management to support this collaborative working approach.
